If a property has hidden electrical issues, they rarely stay hidden for long. They show up as nuisance tripping, overheating outlets, flickering lights, failed equipment, or a tenant reporting that something does not feel right. An electrical installation condition report helps catch those problems before they turn into downtime, damage, or a safety risk.

For homeowners, landlords, business owners, and facilities teams, the value of an inspection is simple. You get a clear picture of the condition of the fixed electrical system, not guesswork. That matters whether you are buying an older property, managing a commercial unit, planning renovation work, or meeting your ongoing duty to keep an installation safe.

What is an electrical installation condition report?

An electrical installation condition report, often shortened to EICR, is a formal inspection and test of an existing electrical installation. It focuses on the fixed wiring and associated accessories, not just what is easy to see on the surface. The aim is to assess whether the installation is in a satisfactory condition for continued use.

That usually includes the consumer unit or distribution board, protective devices, wiring systems, earthing and bonding, outlets, switches, and parts of the installation serving fixed equipment. The inspector is looking for signs of wear, deterioration, damage, overloading, poor workmanship, or anything that no longer meets a safe standard.

This is not the same as an electrical installation certificate used for new work. A certificate confirms new installation work was designed, installed, and tested correctly at the time it was completed. An EICR looks at an existing system and assesses its current condition.

Why an electrical installation condition report matters

Electrical systems age. Materials break down, usage changes, and buildings get altered over time. A property that was wired properly 15 or 20 years ago may still have issues today because circuits have been extended, loads have increased, or maintenance has been inconsistent.

In domestic settings, that can mean outdated protective devices, missing bonding, or wear in high-use areas such as kitchens and utility rooms. In commercial and light industrial premises, the risks often increase because equipment loads are heavier, occupancy is higher, and the consequences of failure are more disruptive.

The report gives you a practical basis for decision-making. If the installation is satisfactory, you have reassurance and a record. If it is unsatisfactory, you know what needs attention and how urgently it should be addressed. That is useful for budgeting, compliance planning, property transactions, and routine maintenance.

When should you have an EICR carried out?

There is no single answer that fits every building. The right inspection interval depends on the type of property, how it is used, the age and condition of the installation, and any legal or insurance requirements that apply.

For a homeowner, common triggers include buying a property, noticing recurring electrical faults, carrying out a major remodel, or simply wanting confidence that an older installation is still safe. If a home has not been tested for many years, an inspection is often a sensible step.

For landlords, obtaining a valid EICR is a legal requirement every 5 years. For commercial premises, offices, retail units, workshops, and shared buildings, an EICR is often needed as part of planned maintenance, lease obligations, insurance expectations, or health and safety management.

If a site has been altered repeatedly, has a history of electrical issues, or supports critical equipment, more frequent review may be appropriate. On the other hand, a newer installation in a well-maintained environment may not need attention as often. This is one of those areas where experience matters because inspection schedules should reflect actual risk, not just a generic rule.

What happens during the inspection?

A proper inspection involves both visual checks and electrical testing. The visual side looks for obvious signs of damage, poor installation practice, overheating, missing covers, inadequate labelling, and similar issues. The testing side checks that circuits perform as they should and that protective measures are effective.

The inspector may test continuity, insulation resistance, polarity, fault loop impedance, and operation of protective devices such as RCDs. They will also review earthing and bonding arrangements, because these are critical to fault protection.

In many properties, some degree of disruption is unavoidable. Power may need to be isolated for parts of the testing, and access will be needed to outlets, switchgear, and other parts of the installation. In occupied commercial settings, planning around business operations can make a big difference. The best approach is usually to agree scope, access, and timing in advance so the process is efficient and there are no surprises on the day.

What the report findings mean

Once the inspection is complete, the report will record observations and assign codes to defects or concerns. Those codes indicate the level of risk and whether remedial work is required.

A dangerous issue that presents immediate risk is treated very differently from an item that is not ideal but does not create immediate danger. Some observations call for urgent correction. Others may indicate improvement is advisable, even if the installation can remain in service in the short term.

The report will usually be marked as either satisfactory or unsatisfactory. If it is unsatisfactory, that does not always mean the entire installation is beyond use. It means one or more items need attention before the system can be considered acceptable overall.

This is where clear communication matters. A good contractor does not just hand over a report full of technical codes. They explain what the findings mean in plain language, which issues are safety-critical, what work is recommended, and how that work can be prioritized.

Common issues found on an electrical installation condition report

Older and altered installations tend to produce patterns. One common issue is outdated equipment that no longer provides the level of protection expected in a modern installation. Another is poor additions made over time, where extensions to circuits were completed without proper testing or coordination with the existing system.

Missing or inadequate earthing and bonding is another regular finding, particularly in older buildings. Damaged accessories, overloaded circuits, poor identification at boards, and signs of heat damage also appear frequently. In commercial spaces, wear and tear around outlets, switching, emergency systems, and plant supplies can become significant if maintenance has slipped.

It is also common to find that an installation is not uniformly poor. One part of a building may be in reasonable condition while another shows clear problems, especially where renovations happened in phases. That is why a report is more useful than assumptions based on what is visible in one room or one panel.

Residential, commercial, and light industrial differences

The purpose of the report is the same across all sectors, but the context changes. In a home, the inspection is often about family safety, aging wiring, and confidence before purchase or renovation. In a rental property, it also supports the owner’s duty to provide a safe environment for tenants.

In commercial premises, the report often ties into wider responsibilities. Business owners and facilities managers need to think about staff safety, continuity of operations, and liability if known issues are ignored. The impact of an electrical fault in an office or shop can be more than inconvenience. It can stop trading, damage stock, or create risk for the public.

In light industrial settings, the demands on the installation are often higher again. Machinery, workshop equipment, and specialist systems can expose weaknesses that may not show up in a typical domestic environment. Testing in these spaces needs to account for actual load conditions, operating patterns, and the practical consequences of downtime.


What to do after the report

Once you receive the report, the next step is not to file it away and forget it. Review the findings, understand the priority of any defects, and decide what action is needed. Safety-related items should be addressed promptly. Less urgent recommendations can often be planned into maintenance budgets or upcoming renovation work.

If the report is satisfactory, keep it with your property records and note when the next inspection is likely to be needed. If it is unsatisfactory, ask for a clear scope for remedial work so you can move from diagnosis to resolution without delay.

Electrical safety is rarely about dramatic failures. More often, it is about dealing with small warning signs before they become expensive or dangerous. A well-executed EICR gives you that chance, and that is usually money well spent.
