How Often Should an EICR Be Done? A Clear Guide

An electrical installation can look perfectly normal while problems develop behind outlets, within a consumer unit, or in wiring hidden by walls and ceilings. So, how often should an EICR be done? The right interval depends on the type of property, how it is used, its age, and the level of risk. A planned inspection is a practical way to find deterioration before it becomes a safety issue, an unexpected failure, or a costly disruption.

An EICR, or Electrical Installation Condition Report, is a detailed inspection and test of the fixed electrical installation. It is not the same as plugging in a portable appliance tester or replacing a faulty outlet. The inspection considers the condition of circuits, protective devices, earthing, bonding, connections, and accessible parts of the installation, then records any issues that need attention.

How often should an EICR be done?

For most owner-occupied homes, an EICR is commonly recommended every 10 years, or when there is a change of occupancy. Rental properties are generally inspected more often, commonly every five years or at the start of a new tenancy where required by the relevant local rules. Commercial premises are often assessed every five years, while industrial environments and higher-risk sites may need a shorter cycle.

Those are sensible starting points, not a substitute for a competent electrician's judgment. A report may recommend an earlier next inspection date based on the installation's condition, the nature of the premises, or the equipment connected to it. That recommendation should be taken seriously, particularly where an older installation has been extended several times or has been subject to heavy use.


Typical inspection intervals by property type

Homes and owner-occupied properties

A 10-year interval is often appropriate for a well-maintained home with a modern installation and normal domestic use. That does not mean waiting 10 years if warning signs appear. Tripping breakers, flickering lights, burning smells, warm outlets, damaged accessories, or repeated blown fuses all warrant prompt investigation.

An inspection is also a sensible step before buying an older property, after a major renovation, or before adding significant new electrical load. EV chargers, electric heating, air conditioning, solar PV, battery storage, hot tubs, and outbuildings can all change the demands placed on an existing system. The question is not simply whether the power is working, but whether the circuits, protection, and capacity remain suitable for the way the property is now used.

Rental homes and multi-occupancy properties

Rental properties need a more structured approach because the property owner has an ongoing responsibility to provide a safe installation. A five-year interval is widely used, but local legal requirements may be more specific. A change of tenant is also a good time to review the report, address any remedial work, and confirm that no alterations or damage have affected the installation.

Properties with frequent turnover, shared facilities, older wiring, or a history of tenant alterations may justify closer attention. A report is useful evidence of responsible maintenance, but only if any observations requiring work are dealt with properly and documented.

Offices, retail units, and other commercial premises

Many offices and retail spaces operate on a five-year EICR cycle. However, a quiet office with modern wiring and low equipment loads is very different from a busy shop, kitchen, workshop, or warehouse. High foot traffic, frequent layout changes, extension leads, display lighting, machinery, and alterations by different contractors can all increase the chance of faults developing.

Facilities managers should treat the EICR as part of a wider maintenance plan. Emergency lighting, fire alarm systems, portable appliances, machinery, and data installations have their own inspection or testing needs. An EICR concentrates on the fixed electrical installation, so it should not be expected to cover every electrical item in the building.

Industrial, agricultural, and higher-risk locations

Workshops, light industrial units, construction-related spaces, agricultural buildings, equestrian facilities, and areas exposed to moisture, dust, vibration, heat, or corrosive materials can require more frequent inspection. A one- to three-year cycle may be appropriate depending on conditions and risk assessment.

These environments place greater strain on electrical equipment. Cables can be damaged by vehicles or livestock, connections can loosen through vibration, and moisture can affect accessories and enclosures. In such settings, waiting for a visible failure is not a maintenance strategy. Regular inspection helps identify issues while they are contained and manageable.

When an EICR should be done sooner

A periodic interval is only one part of the decision. There are situations where an inspection should be arranged sooner, even if the previous report has not yet expired.

Arrange an assessment after flood or water damage, a fire, storm damage, rodent damage, or a suspected electrical shock. It is also wise after major building work, especially where walls have been opened, circuits extended, or plumbing and structural work may have affected hidden cables.

Consider an EICR when a building changes use. Turning a home into a rental, converting a storage area into office space, fitting out a shop, or adding machinery can alter both loading and safety requirements. The same applies where a property has had repeated minor electrical repairs. Several small fixes can point to a wider issue that deserves a full review.

If breakers trip regularly, do not simply keep resetting them. A protective device is designed to operate when it detects a fault or overload. The cause may be straightforward, but it needs to be identified rather than bypassed or ignored.

What happens during an EICR?

A qualified electrician begins with a visual inspection of accessible parts of the installation. They then carry out testing to verify that protective measures are working as intended. Depending on the property, this can include checks on earthing and bonding, circuit continuity, insulation resistance, polarity, protective devices, and the condition of the consumer unit or distribution board.

Some circuits may need to be isolated briefly for testing, so planning matters in occupied homes and working businesses. For commercial sites, the inspection can often be scheduled around operating hours or completed in stages to limit disruption. A reliable contractor will explain what needs to be switched off, what access is required, and how long the work is likely to take before testing begins.

The final report records the installation's condition and identifies observations using classification codes. Serious faults or conditions that present immediate danger require urgent action. Other items may not be immediately dangerous but still need correction to bring the installation up to a safe condition. An electrician should clearly explain the findings in plain language, along with the practical next steps and likely priorities.

Do not confuse an EICR with a certificate for new work

New electrical work, such as a consumer unit replacement, rewire, new circuit, EV charger, or solar installation, should be properly tested and certified when it is completed. That certification relates to the work carried out at that time. It does not remove the need for periodic inspection of the wider installation later on.

Likewise, an EICR is a condition report, not a guarantee that every future fault has been prevented. Electrical systems age, usage changes, and accidental damage happens. The value of the report is that it gives you a clear, evidence-based picture of the installation on the day it was inspected and a sensible plan for any work required.

Choosing the right interval for your property

The best approach is to use the general guidance as a baseline, then consider the property in front of you. A modern, lightly used home may reasonably follow a longer cycle. A rental, busy workplace, older building, or specialist environment should be reviewed more frequently. If the previous report specifies an earlier date, follow it unless a competent electrician advises otherwise after a fresh assessment.
